Insurers get nervous about roofs over 15 years old. A roof certification documents the roof's condition and how much life it has left, which can keep your coverage when an insurer is looking for a reason to say no.

What I look at on your roof

  1. Age and permits

    I look up the roof's permit history so the install year is documented, not guessed.

  2. Drone photo showing patched tiles

    Covering condition

    Cracked, slipped or missing tiles, worn shingles, patched areas, and flashing. Getting eyes on every slope catches things you can't see from the driveway, like the patched tiles in this photo.

  3. Inside an attic looking at the underside of the roof deck

    Signs of leaks

    From the attic I look at the underside of the roof deck for stains, rot and daylight.

  4. Remaining useful life

    My honest estimate of how many years the roof has left. That number is what insurers care about.

Florida law

The 15-year roof rule, in plain English

Under Florida law (s. 627.7011), an insurer can't refuse to write or renew your policy just because your roof is less than 15 years old. If it's 15 or older, you can have it inspected, and if the inspection shows at least 5 years of useful life left, the insurer can't refuse you based on roof age alone.

Citizens has its own rule: shingle roofs over 25 years old and tile, metal or concrete roofs over 50 years old need proof of at least 5 years of remaining life.

A roof cert is not a warranty

I document condition and estimate remaining life. I don't guarantee the roof won't leak, and I don't do repairs (Florida law doesn't allow inspectors to repair homes they inspect). If I find problems, you'll get photos and a clear list to give a roofer.

Roof Certification questions

Do you get on the roof?

I use whatever gives the best look at your roof: walking it when it's safe, a ladder, or a drone for a view from above. Every slope gets photographed.

Is the roof certification part of the 4-point?

The 4-point has a roof section, but some insurers ask for a separate roof certification form too. I can do both in one visit.

My roof is 18 years old. Will I lose my insurance?

Not automatically. If an inspection shows at least 5 years of life left, Florida law says the insurer can't refuse you for roof age alone.

What if my roof doesn't pass?

You'll get photos and a clear list of what needs attention. Once a roofer fixes it, I can re-inspect.
