What a full inspection covers

Roof and attic
Covering, flashing, gutters, signs of leaks, framing, insulation and ventilation.

Structure and exterior
Foundation, walls, windows, doors, grading and drainage around the house.

Electrical
Service, panel, breakers, wiring, outlets, GFCI protection and smoke alarms.

Plumbing
Supply and drain lines, fixtures, water pressure, water temperature and the water heater.

Heating and A/C
System operation, age, filters and visible condition of the equipment.

Interior and appliances
Floors, walls, ceilings, stairs, built-in appliances, and moisture checks with an infrared thermometer and thermal camera.
Add the 4-point and wind mit as a package
If you're buying, your insurer will probably want a 4-point and a wind mitigation report before they bind a policy. They're separate reports, but when you book them with your home inspection I do everything in one visit at a lower package price, so you're not scrambling the week before closing.
Thermal camera and close-up roof checks
A thermal camera shows temperature differences behind walls and ceilings that can point to moisture, missing insulation or electrical hot spots. On the roof I get eyes on every slope, by walking it, from a ladder or with a drone, whichever works best for that house.
One honest note: mold testing requires a separate Florida license. I'll point out visible signs of moisture and tell you if a mold assessment makes sense.

How to get ready
- Make sure the utilities (power, water) are on.
- Clear access to the attic, electrical panel, water heater and A/C.
- Plan to come for the last 30 minutes so I can walk you through what I found.

How long does a home inspection take?
Two to four hours for most single-family homes, depending on size and age.
Can I be there?
Yes, and I recommend it, at least for the end. I'll walk you through what I found.
Do you check for mold?
I report visible signs of moisture and conditions that lead to mold. Mold sampling and assessment require a separate Florida license.
When will I get the report?
The same day or by the next morning, with photos of everything I mention.
Do you do condos and townhouses?
Yes. The inspection covers everything inside your unit and what's accessible to you.
