The three phases

Pre-pour (foundation)
Before the slab is poured: forms, vapor barrier, plumbing stubs and reinforcement where visible.

Pre-drywall (framing)
The most valuable one. Framing, straps and connectors, windows, rough plumbing and electrical, all visible before drywall hides them.

Final (before closing)
A full inspection before your builder walk-through, so your punch list is complete.
Get permission from the builder in writing
Some builders limit third-party inspections during construction or require notice. Ask your builder rep early, get the rules in writing, and tell me the dates. I'll work around their schedule.
Don't forget the 11-month inspection
New homes settle. Around month 11, before your 1-year warranty ends, I'll inspect again so the builder fixes what showed up in the first year. See the 11-month inspection.

Is a new home really worth inspecting?
Yes. New homes are built fast by many different crews, and things get missed. It's much cheaper to fix them before the walls are closed.
Do you work with all builders?
Yes. Lennar, D.R. Horton and any other builder. I'm independent from all of them.
What if the builder won't let you in?
Then we do the final inspection before closing and the 11-month inspection before the warranty ends.
